Noida DM Takes Action Against Builders Over Flat Registrations

Strict Measures for Delayed Flat Registrations

In response to increasing complaints from homebuyers, Noida's district magistrate, Manish Verma, has taken a firm stance against real estate developers. He has issued a stern warning to those who have completed construction and obtained the necessary certificates but are still postponing the registration of flats.

During a recent review meeting, the DM expressed his concerns regarding the growing number of flat owners who have yet to receive their registry documents despite the completion of construction. Many homebuyers have been waiting for years to receive their homes, finding themselves entangled in legal and financial difficulties due to the pending registrations.

The DM emphasized that developers should not delay the legal registry of completed flats without justifiable reasons. He reminded builders that such practices are not only unethical but also contravene the Indian Stamp Act and the Real Estate (Regulation and Development) Act (RERA). He warned that strict legal actions would be taken against any builder who fails to complete the registration process promptly.

He has explicitly prohibited developers from withholding the registry without valid excuses, reiterating the unethical nature of such actions. Legal action will be initiated against any builder who does not finalize the registration process on time.

To facilitate the registration process and alleviate the concerns of affected buyers, the administration has already sent notices to 95 developers, including 30 from Noida and 65 from the Greater Noida and Yamuna Expressway areas. These builders have been instructed to complete all pending flat registrations for which occupancy and completion certificates were issued on or before May 9, by the deadline of May 31.

Following this, the district administration plans to establish special registry camps to expedite the process. Sub-registrars have been directed to prioritize resolving registry-related issues raised by builders or flat owners. The DM has assured that there will be zero tolerance for delays, and no excuses will be accepted. This initiative aims to provide significant relief to thousands of homebuyers and help restore trust in the real estate sector.
